Vacation Rental Agreement

This vacation rental agreement between landlord/lessor/agent, represented by its Legal Representative, GoHouse Agência de Turismo LTDA., with CNPJ XX.XXX.XXX/XXXX-XX, located on Rua Farme de Amoedo, 80, Loja A, Ipanema, Rio de Janeiro, and tenant(s)/lessee/resident. As consideration of this agreement, LANDLORD and TENANT have agreed to this VACATION RENTAL AGREEMENT, by the following terms and conditions.

The LANDLORD agrees hereby to give on lease to LESSEE the property on the agreed address and period of this rental.

The total amount of the rent is already agreed upon, to be paid in advance till the date of check-in. Gas and Light expenses are earned by a GoHouse professional and must be paid by the TENANT in the end of the lease in cash.

BASIC TERMS OF LEASE

PAYMENTS: You will be charged the amount corresponding to 50% of the total value of your rental for booking confirmation and the remaining 50% will be charged at check-in before entering the property.

PAYMENT: Payment may be made in by credit card on cash or term.

It is extremely important that the TENANT review your reservation and make sure that all information is correct, especially the dates and times of check-in and check-out.

CANCELLATION: cancellation is free up to 30 days before the first night of your stay. After that a 100% of the booking amount is charge as penalty.

PROPERTY USE: This lease is intended to exclusively vacation rental purposes, being prohibited any changes in this destination. It is prohibited the transfer of this contract, the sale, loan or sublease, total or partial, of the property, unless expressly agreed in writing of GoHouse.

CHECK-IN: The rental period starts at 15h00min of the day of arrival and ends at 11:00 am the day of departure.

LIGHT AND GAS COLLECTION: The light and gas expenses will be charged only for reservation period above 10 nights according to the rule below:

Amount due = Number of bedrooms x total rental nights x R$6,70.

NUMBER OF PEOPLE: The number of people staying at the property cannot in any way exceed the determined capacity by GoHouse. Children under two years are excluded from the calculation of the total number of people. It is recommended to thoroughly check the property’s capacity before the booking confirmation.

Any damage or problems identified on the arrival date at the property must be reported immediately to GoHouse. If they are not informed within 3 hours of your arrival, GoHouse reserves the right to charge the cost of repair and / or cleaning on your credit card.

PERSONAL OBJECTS: The loss, theft or damage to personal property (including automobiles), are the sole responsibility of the TENANT, and any kind of repair or compensation should not fall on GoHouse. Both the OWNER of the property as GoHouse have no liability for any events.

FORBIDDEN TO SMOKING: Smoking is not allowed in any of our units, even outside of any window or open door. Smoking is allowed on balconies, while the doors and windows are closed. If there is evidence of smoking in the property will be charged to the TENANT a fine in the amount of 5% of the total value of the reservation, plus an additional for cleaning.

PETS (clause to buildings where animals are allowed): Will be allowed the presence of only a pet during the rental period being sealed the access of this pet to mobile, aiming thereby prevent damage.

GENERAL VIOLATIONS: LESSEES and/or your guests may not disturb, threaten or cause any inconvenience to the neighbors property, use the premises for immoral or illegal purposes, or even violate the condo rules. Any damages or fines accrued to property resulting from non-compliance with such rules by the TENANT shall be debited from his/her credit card or paid in cash by the TENANT.

TRASH AND WASTE MANAGEMENT: The TENANT agrees that during the term of this contract and while he/she occupies the property, the apartment will be clean and free of litter and waste; as well as maintain all pipes, wires, glass, plumbing and other fixtures and fittings of the same under the same conditions as of the date of its entry in the property.

BAD WEATHER: GoHouse and the OWNER of the property will not return deposits made or reservation values in case of cancellation or reduction of the staying period due to weather problems.
NOT EXPECTED FACTS: GoHouse and the LESSOR shall not be liable for breach of its obligations as a result of unforeseeable or majeure force circumstances.

Similarly, should not GoHouse and the OWNER of the property change the booking terms in the event of delays or flight cancellations, airport closure, adverse weather conditions and loss of baggage.

It will not be accept any responsibility for failure of public supplies such as water, electricity, Internet, or air conditioning system malfunction. GoHouse and the OWNER do not take responsibility for the consequences of action or inaction of those responsible for controlling or providing key services or any actions taken outside the property by authorities over which it has no influence.

SAFETY LESSEES: GoHouse and the OWNER are not responsible for the personal safety of LESSEES. It is recommended that children are supervised at all times, inside and outside the property. No liability for accidents will be assumed by the company. Remember to always ensure yours and your companions safety. Valuables should be left in a safe and difficult to access place whenever possible.

PROPERTY ACCESS: GoHouse and its professionals are allowed to enter the property at any time during the lease term in case there is a emergent reason to do it.

CONTRACT INTERRUPTION: The TENANT who violates any of the rules presented here will have this lease canceled, your entry in the property will be forbidden and you will also be responsible for any damage caused to GoHouse, the property and to third parties eventually harmed.

FORUM: The parties elect the Foro da Comarca do Rio de Janeiro – RJ, to resolve any doubts possibly arising from this contract.
